  • Home and rent appreciation are compounded annually at the rates you set — both are guesses, and the answer is sensitive to them.
  • Buying costs include maintenance, tax, insurance and the cost of selling at the end of the period.
  • Renting assumes the deposit is not invested elsewhere; if you would invest the difference, the comparison shifts.
  • Tax deductions, PMI removal and any rent-control or lease terms are not modelled.

Does buying beat renting?

It depends almost entirely on how long you stay and what you assume about rent growth and home appreciation. Buying carries costs renting does not — maintenance, taxes, and six per cent or so to sell — so short holds usually favour renting. Change the assumptions and watch the crossover year move.
