What this calculation assumes
- A fixed rate for the whole term — an adjustable loan would re-amortise at each reset.
- Payments arrive on time, monthly, with interest charged on the outstanding balance.
- Taxes, insurance and any mortgage insurance are excluded; this is principal and interest only.
- Extra payments are applied to principal in the month they are made, with no prepayment penalty.

Why does so little of an early payment touch the balance?
Interest is charged on the balance you still owe, so at the start of a 30-year loan most of each payment is interest. The crossover — the month where principal finally exceeds interest — usually lands somewhere in the middle third of the term, and the schedule below shows exactly where it falls for your numbers.
