What this calculation assumes
- Debt-to-income limits differ by programme and by investor overlay; the allowable figures shown are common maximums, not guarantees.
- Only the debts you enter are counted — a real underwrite pulls credit and counts everything on it.
- Tax and insurance are estimated from percentages, and PMI from a flat annual factor while the down payment is under 20%.
- Nothing here checks reserves, employment history, property type or occupancy, all of which move a real approval.
